We will be there with you from start to finish, from managing viewings to sorting out complicated chains. And our agents will give you honest advice on all the little niggly things, like the best local tradespeople to fix those small jobs around the house.

Valuation

Accurate pricing or your property is vital. Having made a full inspection, we will write to you reporting on the property, the market and timing. This will include comments on saleability, current demand, comparable sales and a suggested guide price. Once we have agreed on asking price we will then discuss bespoke marketing strategy tailored specifically to your needs.

Presenting your property

First impressions count, making the presentation of your property critical to a successful sale. To help a property appeal to a wider market, we would suggest the following:

  • Keep the colours in the property neutral.
  • Gardens must be kept maintained.
  • Keep the equipment provided and furnishings as contemporary as possible.
  • Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to declutter to make rooms appear larger.
  • If the property is a flat with a communal entrance and hallway, make sure that for the benefit of all tenants that this area is kept tidy and clear of debris at all times.
  • Finish the look off with a touch of designer toiletries, and aromatic selection of fresh flowers and together with those little touches that make a house a home.

Marketing your property

We will prepare detailed sales particulars and co-ordinate our professional photographers and floorplanners to arrange a convenient time to visit your property. Your property will be featured on our website jwandsons.co.uk. In addition, it will appear on every other major portal. We will also propose advertising your property in the most suitable magazines and newspapers, dependent on the property location. If appropriate we will erect a For Sale board at the property, as these are proven to be an extremely successful way of generating local interest. In addition, we can send a postcard to up to 400 neighbouring properties announcing the sale of the house, which is another effective way of alerting potential buyers through your neighbours' social and business networks.

Instructing a solicitor

The successful sale of your property can be reliant on the instruction of an efficient and experienced solicitor. It is a good idea to do some research and make a decision before you put your property on the market as this will help to avoid delays.

Accompanied viewings

We are open 9am to 6.30pm Monday to Friday and 10am to 4pm on Saturdays. Accompanied viewings also mean we can use our expertise to help sell your property.

Receiving an offer

As soon as an offer is received we will notify you both verbally and in writing.

Any special conditions of the offer will also be stated in writing and we will check the buyer's ability to proceed before you decide whether to accept the offer.

Offer agreed

Once you accept an offer we will do the following:

  • Prepare a memorandum of sale
  • Write to all parties to confirm the agreed price
  • Ask you to confirm your solicitor's details

Your solicitor will send out a draft contract to the buyer's solicitor who will then carry out preliminary enquiries. At this stage you will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion.

We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.

There are no legal obligations until contracts are signed

Exchange of contracts

Exchange of contracts occurs when all enquiries have been confirmed and agreed.

Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker's draft from buyer’s solicitor to the your solicitor.

The completion date is then set by mutual agreement.

Completion

Completion is when the residual monies (usually 90%) are transferred from buyer’s solicitor to your solicitor's account.

We will release the keys once we have received confirmation from your solicitor of the completion.
